No Income Qualification

Lenders qualify the asset, not your income. Credit can affect terms but doesn't automatically kill deals.

What You'll Need

Basic Requirements

Private lenders are asset-based — your deal is what gets evaluated, not your credit score or job. Here's what every deal typically needs before we can submit it to the lender:

Property must be non-owner occupied

Borrower must be a legal entity (LLC, Corp, Trust, or IRA)

Minimum loan amount: $50,000

Independent appraisal required (COGO-approved appraiser)

Licensed & bonded contractor bid for all rehab

First lien position only — no second mortgages

Property under contract before submission

Credit score 650+ (Lee Arnold students may qualify lower)
